Cash-Out Refinance on an Investment Property in Arizona

A cash-out refinance on a rental replaces your existing mortgage with a new, larger one. The difference, minus closing costs, comes to you as cash. For many Arizona landlords it is the simplest way to fund a down payment on the next property, cover a renovation, or pay off higher-interest debt without selling a building that still earns rent.

The catch is that lenders treat investment property more cautiously than a home you live in. Limits are tighter, pricing is different and the paperwork depends heavily on which type of loan you use. This guide explains how it works so you can walk into the process with realistic expectations.

How a Rental Property Cash-Out Refinance Works

Here is the basic sequence on a typical file:

From application to closing, investor refinances often take somewhat longer than owner-occupied ones, mostly because of appraisal and rent review. We’ll give you a realistic timeline once we see the file.

Your Three Main Loan Options

Conventional (Fannie Mae and Freddie Mac)

Conventional loans usually offer the most competitive pricing if you have strong credit, documented income and a limited number of financed properties. The rules are also the strictest. Under Fannie Mae's published Selling Guide, cash-out refinances on investment property are held to lower maximum loan-to-value ratios than primary residences, with 2 to 4 unit properties capped lower than single-unit homes. There are also requirements around how long you have owned the property and how long the existing loan has been in place. You'll need to document income with tax returns, and the lender will count your rental income using those returns.

DSCR loans

A debt service coverage ratio loan qualifies the property, not your personal income. The lender compares the monthly rent to the new payment (principal, interest, taxes, insurance and HOA). If the rent covers the payment at or above the lender's required ratio, the loan can work, even if your tax returns show little income. DSCR loans can close in an LLC, often allow more financed properties and are popular with self-employed investors. Pricing is usually higher than conventional, and most come with a prepayment penalty. no income verification investment loans

Portfolio and blanket loans

If you own several rentals, some lenders will refinance them together under one loan. This can simplify management and let you pull equity from multiple properties in a single closing. Terms vary widely, so these are best compared side by side.

What Lenders Check on an Investment Cash-Out

A Simple Example

Say you own a single-family rental in Tucson that appraises well above your remaining balance. After the lender applies its maximum LTV, subtracts your current payoff and deducts closing costs, what is left is your available cash. The new payment must still make sense against the rent. We run this math with you before you pay for an appraisal, so there are no surprises about how much you will actually walk away with.

FAQ's

Investment Property Cash-Out Refinance

Usually you need to wait for a seasoning period. If you paid cash for the property, a delayed financing transaction may let you refinance and recover funds sooner. Rules differ by program, so we check this first.

Not always. Many lenders will use the appraiser's market rent estimate, but a signed lease often strengthens the file, particularly on DSCR loans.

Yes. Funding a down payment on the next purchase is one of the most common reasons investors refinance.

Fewer lenders offer HELOCs on investment property, and the terms can be restrictive. If your current rate is low, a second-lien option may still be worth comparing. We can review both.
