Investor Cash-Out Financing for Arizona Property Owners

You bought the rental years ago. Maybe it was a small house near the university, a duplex in Sierra Vista, or a shop building off the interstate. Values have moved since then, and a good share of your net worth is now sitting inside that property doing nothing. A cash-out loan is one way to put that equity back to work, whether that means buying the next property, fixing up the ones you already own, or paying off expensive short-term debt.

Brokers of Tucson helps investors across Tucson and rural southern Arizona compare cash-out options across many wholesale lenders. We shop wholesale pricing for you. Banks tend to offer one or two products and a fixed checklist. As a broker, we can look at how you actually earn money from real estate and match that to a lender whose rules fit.

Who This Page Is For

This section of our site is built for people who own property as a business, not as their primary home. That usually includes:

If you are refinancing the house you live in, our standard mortgage refinancing options are a better starting point.

Four Ways Investors Pull Cash Out

Every investor file is a little different, so we split this topic into four detailed guides. Start with the one closest to your situation.

Cash-out refinance on a residential investment property

The most common route. You replace the current loan on a 1 to 4 unit rental with a new, larger loan and take the difference in cash. Conventional, DSCR and portfolio lenders all offer versions of this, each with different limits on loan-to-value, seasoning and reserves. Read the full breakdown on our cash-out refinance for investment property page.

Loans that don't rely on your tax returns

Plenty of successful investors look weak on paper because depreciation and expenses wipe out their reported income. Non-QM programs such as DSCR, bank statement and asset-based loans qualify you using the property's rent or your deposits instead. See how these work on our no income verification investment loans page.

Financing for Airbnb and short-term rentals

Short-term rentals are underwritten differently from a standard 12-month lease. Some lenders will count projected nightly income, others want a year of booking history. Arizona law and HOA rules also matter here. Our Airbnb and short-term rental financing guide covers the details.

Commercial cash-out on warehouse and automotive property

Industrial and automotive buildings sit outside the residential mortgage world entirely. Lenders look at the rent roll, the tenant, the building's condition and often an environmental report. Learn more on our commercial cash-out for warehouse and automotive property page.

What Lenders Will Look At

No matter which route fits, most investor cash-out files come down to the same handful of questions:

We review these up front so you know which programs are realistic before an appraisal is ordered.

Why Work With a Broker for Investor Loans

Investor lending is where the gap between one lender and the next is widest. One lender may cap you at a lower loan amount on a duplex, while another treats the same property more favorably. One may count Airbnb income, another won’t. Because Brokers of Tucson, a team of Federal First Lending LLC (NMLS #2381991), works with many wholesale lenders, we can shop the same scenario across several of them and explain the trade-offs in plain terms, including prepayment penalties, which are common on investor loans and easy to miss.

Our team has more than 25 years of mortgage experience and works with borrowers from Tucson down to Sierra Vista, Hereford, Bisbee and Douglas. We are used to properties that larger lenders consider too rural or too unusual.

FAQ's

Common Questions About Investor Cash-Out Loans

Yes. A property with no mortgage can usually be refinanced with a cash-out loan. Some programs treat this as a "delayed financing" transaction if you bought the property with cash recently, which can allow a cash-out sooner than the normal waiting period.

It depends on the program and the number of units. Investor cash-out loans typically require you to leave a meaningful share of equity in the property, and the exact limit changes by lender, credit score and property type. We will show you the realistic range for your file rather than a best-case number.

Many DSCR and commercial lenders allow vesting in an LLC or other entity. Conventional loans usually require individual borrowers. We can point you toward programs that fit how your properties are held.

Loan proceeds are generally not treated as income, but how you use the money can affect things like interest deductions. Please speak with your CPA or tax advisor before closing.
